Floor Plan Development

We design floor plans that align with your usage goals—whether the addition is a new bedroom suite, expanded kitchen, family room, or a second-story build. The new spaces are laid out in tandem with the original floor plan to support natural flow, balanced loads, and future maintenance.

Exterior Elevations and Style Matching

All new exterior components, including siding, windows, and roofing, are selected and detailed to match the existing home. Our elevations account for roof pitch, overhangs, and trim profiles to create seamless visual cohesion across old and new structures.

Structural Engineering and Load Calculations

When required, we coordinate with licensed structural engineers to produce stamped drawings for framing, foundation reinforcement, and lateral support systems. This step is essential for vertical additions and any design that alters the structural integrity of the original home.

Construction Document Preparation

We compile all required drawings, energy code forms, truss calculations, and engineering letters into a permit-ready package. These documents are submitted to the City of Tampa’s permitting office along with the applicable fees and forms.

Revisions and Resubmissions

If corrections are requested during plan review, we revise and resubmit promptly to minimize delays. Our familiarity with local inspectors and permitting workflow allows us to anticipate common issues and streamline approvals.

Foundation Pour and Anchoring

Depending on the addition’s size and load, we install a stem wall, monolithic slab, or pier-and-beam foundation. Soil compaction and rebar installation are completed prior to concrete pour. Foundation anchors are installed in accordance with engineering specs and Florida wind load requirements.

Framing and Weatherproofing

Wall framing, roof systems, and sheathing are completed per structural drawings. Tie-downs and bracing are installed to withstand regional hurricane forces. Once framing passes inspection, windows and roofing are installed to secure the building envelope.

Electrical Load and Panel Assessment

We evaluate your home’s existing electrical service to determine whether the panel has enough capacity for new circuits. Additional subpanels or upgraded main panels are installed as needed. All wiring meets current NEC and local requirements.

HVAC Ducting and System Balancing

We extend ductwork from the existing system or add new air handlers depending on system load and duct run feasibility. Proper return airflow and zoning are addressed to ensure comfort in all rooms.

Plumbing Rough-In and Drainage

If the addition includes a bathroom, laundry, or wet bar, new plumbing is roughed-in with connections to existing supply and waste lines. Drain slopes and venting are calculated to avoid backups or low pressure. Rough-in inspections are scheduled and passed before enclosure.

Drywall, Paint, and Trim Details

Walls and ceilings are drywalled, taped, textured, and painted to match the home’s existing finishes. Baseboards, crown molding, window casings, and other trim elements are selected to mirror original interior detailing.

Flooring and Fixture Installation

We install hardwood, tile, or luxury vinyl plank flooring depending on continuity and room use. New light fixtures, ceiling fans, plumbing fixtures, and cabinetry are added per final design specifications. Final walkthroughs are conducted prior to sign-off.

Inspector Communication

We handle communication with Tampa building inspectors and submit all required documentation for a smooth final approval. The Certificate of Completion is issued once all phases pass and the addition is officially recorded.
